<h3>Career Overview</h3>
<p>Greg joined IRG Realty Advisors in 2005 initially as Property Manager and held subsequent roles of Senior Property Manager, VP Director of Property Management, and Senior Vice President before being appointed as company President in 2018. In 2024, he was named Chief Operating Officer of IRG.</p>
<p>In his current role, Greg collaborates with senior level leadership to set the strategic direction of the organization. He entrusts his team to effectuate that direction to over 150 dedicated professionals who help drive financial and sustainable value for investors, tenants, and communities throughout the country. Under his leadership and influence, high value-added services are delivered through a well-defined framework of property management, development services, facilities management, project management, advisory services, and transaction management services.</p>
<p>During his time as IRG RA’s President and Senior Vice President &#8211; Director of Property Management, Greg oversaw all property management functions for 150 properties, nearly 100M sq. ft. of commercial and industrial real estate across 28 states. After the company acquired a New York management firm in 2013, Greg orchestrated his department’s reorganization.</p>
<p>As IRG RA’s Senior Property Manager, Greg managed a 2.5M sq. ft. industrial campus including facility management services for an anchor tenant with 858,000 sq. ft.</p>
<p>Before joining IRG Realty Advisors, Greg served as the Facilities Manager for The Cleveland Browns Training Facilities from 1998 to 2005. He assured a first-class facility for coaches, players, and staff and held fiscal accountability for a several million-dollar budget.</p>

With his desire to drive cost savings, his analytical mindset, coupled with a strong financial background, Mark is a valuable resource for IRG Realty Advisors clients seeking to maximize value with their real estate investments. Mark is responsible for corporate services area (accounting, IT and HR) supporting IRG Realty Advisors. Through his team, he delivers passion, leadership and results<br />
toward his client’s specific real estate goals on a combined property portfolio of almost 100M square feet. Mark develops with his team operating procedures and policies necessary to operate a 180-employee commercial real estate service company’s “delivery service model”. In 2013, Mark was instrumental in facilitating the merging of two commercial real estate companies, Ohio Realty Advisors, LLC and Quadrelle Realty, into the current IRG Realty Advisors company.</p>
<h3>Career Overview</h3>
<p>Prior to the transition to IRG Realty Advisors, Mark helped establish Ohio Realty Advisors in 2001. With his strong financial background he has developed and implemented many of the accounting procedures, CAM process, financial reporting and financial controls that are currently in place for IRG Realty Advisors. Mark has significant experience with IRG Realty Advisors in the specialty practice areas such operating expense cost control for industrial properties, environmental compliance for Brownfield development sites, energy efficiency supply and demand strategies, new property due diligence, preparation of pro forma financial statements, public funding procurement and real estate tax appeals.</p>
<p>Additionally, Mr. Miley has held various real estate related positions for OfficeMax, Limited Brands (formerly The Limited, Inc.), KeyCorp and Trammell Crow Company. Prior to Ohio Realty Advisors, most recently Mark held the positions of Director of Property Accounting and Assistant Controller for Trammell Crow Company on an outsourcing assignment in which Trammell Crow managed KeyCorp&#8217;s entire corporate real estate portfolio.</p>
<p>Mr. Miley was responsible for:</p>
<p>Developing and implementing accounting practices as a member of the initial transition team on this outsourcing venture.<br />
Managing the Financial Operations area in Corporate Real Estate.<br />
Developing, implementing and managing the annual budget, forecasting and financial reporting process through his team for more than 900 buildings and 11 million square feet.<br />
Developing cost cutting strategies, process efficiency strategies, management reporting and preparing benchmark comparative analysis for the client.</p>
<p>Mark worked for OfficeMax in the Cleveland HQ from 1993-1997 during a period of significant growth and the company going public. Mark developed the Property Accounting Department at OfficeMax. Part of Mr. Miley’s role was the development and implementation of the financial modeling for the approval of the annual capital budget process and associated capital controls.</p>

Many of her strengths are in energy management, project management, contract negotiation, budget administration, procedure creation, and process improvement. She also has extensive experience in labor relations and business operations. Valerie currently serves as Senior Facility Manager for IRG Realty Advisors overseeing facilities with revenues in excess of $600,000. She is charged with the overall execution plan for these facilities to include full-site facility management of a Fortune 100 company’s 5M square feet corporate campus with budgets exceeding $20M annually.</p>
<p>Valerie and her team are expanding the services provided, helping to make their current client successful in their core business. She supports capital planning and leads projects in excess of $5M annually while performing energy management, managing and leading a diverse staff and implementing best practices for the facilities. In addition, she leads client-contractor teams to create and implement best practices within the combined team. She also, as a member of the IRG Realty Advisors Leadership Team, assists in creating and implementing policies and procedures for the corporation.</p>

<p>Prior to her current role, Valerie was the Facility and Operations Manager for Lockheed Martin where she oversaw commercial properties with over 1M square feet and budgets in excess of $30M. Lockheed Martin increasingly looked to Valerie to manage multiple functions within their operations which included their transition from owner to tenant with the facility changes required to make that transition. Her leadership and breadth of knowledge across a wide variety of functional and operational arenas made her contributions integral to a successful transition. During that time, she drove substantial expense reductions and developed strategic key relationships which led to a healthy ongoing relationship between the parties that enabled IRG to gain an increasing portion of site improvement activities on behalf of Lockheed Martin.</p>

During his career, Lee has worked with clients that range from entrepreneurial investors to Fortune 500 companies. On behalf of IRG Realty Advisors, Lee heads up the Project Management and Design team. This team manages all things from building rehabilitation work to grounds-up development projects, from concept to completion. Through his work at IRG Realty Advisors and previous assignments, Lee has had the opportunity to complete projects in many areas of the country, specifically the Midwest, Southeast, Northeast and Northwest, including the rocky mountain states.</p>
<p>Lee is a graduate of The Citadel, The Military College of South Carolina.</p>
<h3>Career Overview</h3>
<p>Lee’s project management and development experience has included: site acquisition, due diligence, entitlements, direction and coordination of all professionals, municipal approvals, and proforma preparation.</p>
<p>Prior to joining IRG Realty Advisors, Lee held several positions with Trammell Crow Company. These assignments included a retail expansion initiative for a financial institution of more than 30 sites, and the store expansion of a convenience store retailer of more than 70 locations. In addition, as Vice President and Director of Portfolio Services, Lee was responsible for a staff that  completed the transactions and portfolio management activities for in excess of 14 million square feet on a national level.</p>

<p>Katherine began her career with IRG in 2013 as a Portfolio Compliance Coordinator, where she was responsible for developing, implementing, maintaining and reviewing of policy and procedures in Property Management. As Portfolio Compliance Manager, she worked with the VP Director of Property Management on the development of new positions within the Property Management Team. She directed her strengths toward assisting and developing sound processes and the education of new employees to Property Management.</p>
<p>As IRG’s Director of Property Management Compliance, Katherine worked with various positions within the organization on the development of best practice for real estate tax appeals, collection efforts and lease abstraction, to name a few. Katherine’s role was to develop and ensure a high-level of accuracy by auditing the processes and implementing new strategies to ensure the integrity of the data compiled.</p>
<p>Katherine’s resume includes a wide range of positions held at several Ohio-based property management and real estate investment trust companies. 										<content:encoded><![CDATA[<p>Frank joined IRGRA in 2010 as a Property Manager and subsequently held titles of Senior Property Manager, Portfolio Asset Manager, and Senior Portfolio Manager, before being appointed to Vice President, Senior Portfolio Manager, Lead in 2019.</p>
<p>In his current role, Frank oversees Property Management functions for over 60 million square feet of commercial and industrial real estate, consisting of 140 properties and over 400 tenants located primarily in Ohio, Pennsylvania, and Michigan. His reports include 2 Senior Portfolio Managers, 16 Property Managers, and 24 Operations Managers.</p>
<p>Frank’s focus is on leading the Ohio-based Property Management Department and coordinating all Property Management functions over a wide variety of properties and tenants, including large industrial sites and developable land. Medium-sized properties include warehousing and office uses, and mixed-used developments that combine commercial, retail, office, residential, hotel, and other amenities. Smaller tenant properties consist of single-building warehousing or office use.</p>
<p>Frank plays a critical role in meeting both Ownership and Tenant needs and being involved in all facets of the property life cycle. This includes being involved in the due diligence process for new acquisitions, subsequent financing and refinancing of properties, tenant lease negotiations, on-going property management responsibilities with an eye towards maximizing cash flow and property valuations, up to and including disposition or sale of the property.</p>

With over 30 years in the Real Estate industry, Chris has experience in asset management, property management, accounting, restructuring and real estate division management. He believes in providing clear direction and empowering his team to successfully operate in their areas of responsibility, with a focus on having clear operating standards for the portfolio.</p>
<h3>Career Overview</h3>
<p>Prior to coming to IRG Realty Advisors in 2021, Chris was the Chief Executive Officer at Zaremba Management Company. In this role he was responsible for the day-to-day operations of the company, which was primarily in the business of managing multi-family apartment communities. This portfolio consisted of approximately 7,000 units in Ohio, Pennsylvania, New York and North Carolina.</p>
<p>The majority of Chris’s career has been spent on the operations side of the commercial real estate industry. He started with RMS Investment Corporation as an accountant working for the principal owners of what was once known as Forest City Enterprises. Chris quickly transitioned to the property management side of the business as the General Manager of Parmatown Mall. He continued to grow within the organization and focused his career on operations, specifically as it related to leading the property management, leasing, tenant coordination/construction and<br />
accounting departments for the company.</p>
<p>Once Chris moved on from RMS in 2007, he joined Developers Diversified Realty (DDR, Site Centers) as Director of Property Management. His time there was heavily focused on creating<br />
standards and consistent operating processes &amp; procedures for the property management division, which was necessary due to the magnitude of growth experienced over previous years. As Vice<br />
President of Property Operations, Chris was responsible for ensuring operational consistency and efficiency across DDR&#8217;s portfolio of nearly 300 mall, lifestyle, power, community and grocery anchored shopping centers throughout the United States and Puerto Rico. The primary focus was on the appearance, operations and safety of assets, including compliance guidelines,  standardization, sustainability programs, purchasing and training.</p>

										<content:encoded><![CDATA[<p>As Sr. Portfolio Manager &#8211; Lead for our New York office, Todd directs the strategy and a team of people focused on a large portfolio of commercial real estate assets. His current portfolio is comprised of 33 assets including 14.9 million square feet. His team consists of several Property Managers, Sr. Portfolio Manager, corporate support in accounting, compliance, lease administration and operations. Todd is responsible for bottom line P&amp;L performance of the portfolio with consistent quality communications to clients and team members.</p>
<h3>Career Overview</h3>
<p>Todd joined IRG in 2015 as Office Manager of our Larchmont, New York office drawing on leadership skills developed over 22 years of managerial accounting, budgeting, and planning in the book and software publishing industry and 13 years in residential lending. Todd’s ability to quickly absorb the nuances of industrial real estate allowed him to build his current portfolio.</p>

										<content:encoded><![CDATA[<p>As Controller, Anthony leads the company’s property accounting department, which is tasked with the financial reporting and analysis for the various clients’ portfolios. Anthony is also heavily involved in all property acquisitions, dispositions, financings, construction and development projects. Anthony’s ability to manage the various needs of his internal and external clients, while managing a growing portfolio, has helped lead to the success of IRGRA. His hard-working attitude, leadership and knowledge are the keys to his success.</p>
<p>Anthony joined IRGRA in 2011 initially as the Accounts Payable Clerk and has held the roles of Property Accountant, Senior Financial Analyst and Assistant Controller prior to being promoted as the company Controller in 2019.</p>
<p>As Controller, Anthony is responsible for maintaining the numerous reporting requirements and transactions for over 350 reporting entities for over 180 properties across 28 states. His team includes departments for Accounts Payable, Construction/Development Reporting, Fixed Asset Reporting, Financial Reporting and Investor Relations. Anthony also collaborates with the various senior leaders to ensure the success of IRGRA and its clients.</p>
<p>During his time at IRGRA, Anthony has improved accounting policies and procedures and increased the level of reporting to both internal and external clients. He has lead projects in converting books and records from cash basis reporting to US GAAP. Anthony also played a key role in assisting the Hall of Fame Village in going from a private development to a publicly traded company, as well as assisting IRGRA’s parent company in successfully obtaining a public rating to issue private placement debt.</p>
